Hebhomes is looking to employ a contract manager in our Gasgow office.  This role may also be suitable for a quantity suveyor or an experienced architect.

The contract manager will be responsible for liaising with our clients and our suppliers in the delivery and erection phase of our projects.  It is important that they have on-site experience and good construction and contract knowledge.  They will also take a key role in developing the business as we expand into new markets including building relationships with affiliated contractors.

Job Description

Overall responsibility for the contractual, pricing, delivery of third party contractors to HebHomes

  • Ensuring the delivery of all projects from the point of kit ordering to implementation
  • Identify potential partners and subcontractors
    • kit manufacturers
    • erection contractors
    • turnkey contractors
    • engineers
    • planning and building warrant contractors
    • misc professionals to support planning and building warrant
  • Negotiate and agree overall pricing and costs frameworks including cost calculators for kit manufactures, erection and turnkey contractors
  • Tender contracts where appropriate
  • Negotiate and confirm costs for individual jobs
  • Manage compliance of subcontractors with contracts including delivery of quality product, price/costs and timing
  • Oversee price and value of every contract/job and negotiate to manage within clients’ expectations.
  • Work with project managers to communicate with clients cost changes

Develop Market Penetration Plans for each identified priority new market (currently expected Ireland, Canada and selected states of US). This would include:
• Determining the appropriate “ business model” for HH in each market. In business model determine which organisation (HH or other partner(s)) would be most appropriate to do the different tasks:
   o Design of houses
   o Sales – web and “personal” sale
   o Amendment of designs
   o Building warrant/planning
   o Kit manufacture
   o Builder
   o Turn key/client project management
• Identify and complete due diligence on potential partners and subcontractors
• For partners/sub-contractors determine appropriate legal structure and financial and other terms of partnerships
• Lead negotiations and agreements with partners
• Marketing and sales plan incl web site, advertising, social media, shows/open days, sales via partners, need for show home etc
• Costs and forecast income of plan and new market
• Review tax implications with accountant
• Prepare detailed implementation plan for each market
• Implement plan (where possible) including
   o Job descriptions and identification of any direct staff
   o Office location
   o Recruitment of staff
   o Establish early marketing
   o other
